We have some sloping in our floors. Also have a floor issue in our mechanical closet where water heater and furnace unit are located. Floor is sagging in mechanical closet. We don't appear to have any foundation cracks. These issues are near the center of the house so I suspect support beam and joist issue. There are a few drywall cracks above interior doorways. Also a crack in ceiling between living room and kitchen.

In the summer months we experience a mildew smell inside the downstairs of our home. Our crawl space is dry yet there are signs of mold on the insulation and floor joists. At times the smell inside the house appears to be worse than the smell under the house. Humidity level downstairs varies between 60-75%. Air coming out of HVAC is damp. We're continuing to lower temperature inside home to try to lower humidity level with HVAC. Suspect I need a two fold approach - 1) duct dehumidifier and 2) clean/seal crawl space. Would like an opinion and quote from you. Main part of house is two story (~1800 sq.ft.). There are two HVAC's (1 for first floor and one for second floor). There is also a 1200 sq.ft. addition with it's own crawl space and (3rd) HVAC. Conditions in addition are not as bad.
